Bathroom Remodeling in Lincolnton NC: Updating Older Homes Without Surprises

Older Lincolnton homes have good bones and small, tired bathrooms. Here is what a remodel costs, what we usually find under the floor, and how to plan so the budget holds.

A lot of Lincolnton bathrooms were built when a 5×8 room with a tub, a pedestal sink and one small window was the standard. The houses around downtown, the older mill neighborhoods and the brick ranches from the 1960s and 70s are solid homes, but their bathrooms were not built for how people live now.

Updating them is very doable. The difference between a remodel that stays on budget and one that does not is almost always what is behind the tile and under the floor. In older Lincoln County homes, we plan for that from day one instead of discovering it on day three.

Below is what a bathroom remodel in Lincolnton typically costs, what we find in houses of different ages, and how the job runs from estimate to final walkthrough.

1What a Bathroom Remodel Costs in Lincolnton

Labor and material costs in Lincoln County run a little under Charlotte, but tile, fixtures and vanities cost the same wherever you buy them. These are typical market ranges we see across the western side of the metro. Your real number comes from the free in-home estimate, after we have looked at the floor and the plumbing.

ProjectWhat it usually coversTypical range
Cosmetic refreshNew vanity, toilet, lighting, mirror, paint, new floor tile or LVP$7,000 to $14,000
Tub to walk-in showerRemove tub, new shower pan and waterproofing, tile walls, glass door$11,000 to $20,000
Full hall bath remodelEverything above plus new tub or shower, tile surround, updated plumbing and wiring$14,000 to $30,000
Primary bath remodelLarger layout, double vanity, walk-in shower, sometimes a freestanding tub$30,000 to $60,000 and up

In an older Lincolnton home, set aside 10 to 15 percent as a contingency. You may not spend it. But if we open the floor and find a soft subfloor around the toilet, the money is already there and the project keeps moving.

2What We Find Behind the Walls in Older Lincolnton Homes

Every era of house has its own habits. Knowing the age of your home tells us a lot before we pull the first tile.

Homes before 1950

Plaster over lath walls, cast iron drains and sometimes galvanized supply lines that are closing up from the inside. Framing is often full dimension lumber, which is strong but not always square.

Mill houses

Small rooms, bathrooms that were added later, and floors that have settled over decades. Leveling the floor is often the first real task.

1960s and 70s ranches

Mud-set tile over a thick mortar bed, colored fixtures, and a single circuit feeding the whole bathroom. Many have no exhaust fan, or one that vents into the attic.

Homes after 1990

Fiberglass tub units and builder-grade vanities. Usually simpler to update, but check for leaks at the tub drain and the shower valve.

The one thing nearly every older house here shares is a crawl space. Lincoln County humidity and red clay soil keep crawl spaces damp for much of the year, and a bathroom floor that has lived above that for fifty years can be tired. We check it from below before we price the job, which is the single best way to avoid a mid-project change order.

If your home was built before 1978, painted surfaces may contain lead. Federal rules require renovation firms to follow lead-safe work practices when disturbing that paint, and we plan the work accordingly.

3Planning a Layout That Works in a Small Room

Most older bathrooms in town cannot grow without taking space from a closet or bedroom. Inside the same footprint, these moves make the biggest difference:

Four changes that make a small bath feel bigger

Swap the tub for a walk-in shower. If there is another tub in the house, a 60 inch shower with a low curb or a curbless entry changes how the room feels and is easier to use as you get older.

Use a wall-hung or narrower vanity. Visible floor under the vanity makes a 5×8 room read larger, and a 24 inch deep top can become 21 inches without losing much storage.

Go larger on the tile. Fewer grout lines calm the room down. A 12×24 porcelain on the floor works well if the subfloor is flat enough for it.

Add real ventilation and light. A quiet fan ducted outside and a second light source over the shower do more for a small bathroom than any finish.

For tile choices, porcelain vs ceramic tile covers where each one makes sense, and our list of bathroom upgrades that make a big difference is a good way to decide where to spend.

4Permits and Timeline in Lincoln County

A cosmetic update usually does not need a permit. Once plumbing moves, a circuit is added or the shower is rebuilt, expect one. Permits for homes in Lincolnton go through Lincoln County inspections, and we handle the application and schedule the rough-in and final inspections as part of the job.

1

Estimate and design, 1 to 2 weeks

We measure, check the crawl space and the plumbing, and help you pick tile, vanity and fixtures. You get a written scope and a range before anything is ordered.

2

Ordering, 1 to 3 weeks

Custom glass and special order vanities set this pace. We do not start tearing out until the key materials are confirmed, so you are not without a bathroom while waiting on a box.

3

Rough work, week 1 on site

Old finishes out, subfloor repairs, plumbing and electrical updates, then rough inspection.

4

Build and finish, weeks 2 to 4

Shower pan and waterproofing, tile, vanity, toilet, glass, paint and trim. Final inspection and walkthrough.

In an older house I would rather spend twenty minutes in the crawl space at the estimate than have a homeowner find out about a rotten floor from a phone call halfway through the job.

5Choosing a Bathroom Contractor in Lincolnton

You have options in town and in the county. Whoever you call, a few questions sort them out quickly.

Will you look under the house? A bid on an older home that never checked the crawl space is guessing.

What waterproofing system do you use in the shower? The answer should be a named membrane or board system, not just “we use cement board.”

Who does the plumbing and electrical, and are they licensed? Both trades need licensed work in North Carolina.

What is in the contingency and how are changes approved? Changes should be written and priced before the work happens.

6FAQ

Can you remodel a bathroom in a house on a crawl space without problems?

Yes, most homes in Lincolnton are on crawl spaces. We inspect the joists and subfloor from below at the estimate, repair what needs it, and make sure the new shower and floor sit on a solid, level base.

Should I keep my cast iron tub?

If the enamel is in good shape, a cast iron tub can be reglazed or reused. They are heavy and hard to move, so the decision is usually about layout. If you want a walk-in shower instead, we plan the removal as part of the job.

How long will I be without a bathroom?

Most bathrooms are out of service for three to five weeks of on-site work. If it is your only bathroom, tell us early and we will plan the sequence to keep the toilet working as long as possible.

Do you work outside the Lincolnton city limits?

Yes. We work across Lincoln County, including homes on well and septic. Those need a bit more planning for water shutoffs and drain slopes, and we cover that at the estimate.

Is removing old tile a big mess?

Tearing out a mortar-bed tile floor from the 1960s is the loudest day of the job. We seal the doorway with plastic, protect the hallway floor and haul everything away the same day.
