We sand with dust contained equipment, match the stain in your own light before committing, and build the finish in coats with the cure time it actually needs. Sanding, finishing and recoat practice follow the guidelines of the National Wood Flooring Association.

What looks fresh, and what to skip.
If you are about to pick a stain and a sheen, here is what is holding up well and what already looks dated.
Looking fresh right now
Natural and near clear. Letting the wood be the color it is, with a clear or barely tinted coat, is the most requested finish right now.
Matte and satin sheen. A soft sheen hides everyday wear and looks far more expensive than gloss on the same floor.
Waterborne finish systems. They cure hard, stay clear instead of ambering, and get you back on the floor sooner.
Keeping the original floor. An old floor with character, brought back, beats a new one with none. Buyers notice the difference.
Starting to look dated
Gray washed floors. The all gray look has cooled off, and a gray stain on red oak rarely lands where people expect it to.
Orange toned gloss. The classic amber polyurethane look is what makes a floor read as dated from across the room.
Very dark stains. Near black floors show every crumb, every paw print and every scratch, in every light.
Before We Sand
The floor tells us whether it can be saved.
We turn down refinishing jobs every month, and we would rather say it on the first visit than halfway through a sanding. Four things decide it.
What we check on the first visit
How much wood is left. Pull a floor vent and look at the cut edge. Solid planks have room to sand, thin engineered veneer does not.
Whether the boards move. Loose or hollow spots mean the fastening failed. A new finish over that is money spent twice.
Deep pet stains. Urine goes well past sanding depth and turns black. Single boards can be swapped, a whole hallway usually cannot.
Moisture from below. Cupping that survived a full winter is a crawl space or slab problem. That gets fixed before anything else.

Solid hardwood usually can, several times over its life. Engineered depends on the wear layer: 4 mm or more is generally fine, 2 mm is not. We check at a floor vent or a threshold on the first visit.
Dust contained, not dust free. Vacuum assisted sanders capture the vast majority at the source. Expect to wipe surfaces afterward, and be skeptical of anyone promising zero dust.
Foot traffic comes back much sooner than furniture, and area rugs are last, because the finish keeps curing underneath them. You get exact dates for your product before we start.
Yes, and we sample the stain on your own floor, in your own light. Red oak, white oak and hickory each pull the same stain in a different direction, so a sample board is not enough.
Yes. Stairs are hand sanded and coated separately from the open floor, and we quote them as their own line so you can see exactly what they cost.
