Commercial space in Matthews comes in three flavors. Brick storefronts in the old downtown along Trade Street and John Street. Strip center and big box bays along Independence Boulevard and Matthews Township Parkway. And the medical and professional offices that cluster around the hospital campus. Each one remodels differently.

We are based a few miles away in Indian Trail, and Matthews is one of the towns we work in most. The requests are consistent: a shop that needs a new floor and lighting before the busy season, an office that wants to turn open space into private rooms, a practice moving into a second-generation suite that was never built for exam rooms.

Here is what those projects usually cost, what is specific to each kind of Matthews building, and how to keep your doors open while the work happens.

1Downtown Storefronts, Strip Centers and Medical Offices

Downtown Matthews storefronts are older buildings with character, and with the quirks that come with age: wood framed floors that are not level, walls that are not plumb, older wiring and limited restroom space. Exterior changes like signs, awnings and storefront windows may also need to meet the town design standards, so the Matthews planning office is worth a call before you draw anything.

Strip center and shopping center bays sit on concrete slabs, usually with old glue, tile or carpet residue from the last tenant. The shell is simple. The work is mostly slab prep, new flooring, walls for fitting rooms or storage, lighting and a restroom that meets current accessibility rules.

Medical and professional suites near the hospital campus and along the main corridors are often second-generation spaces. The layout rarely matches the new tenant, so walls move, sinks get added and the flooring changes from carpet to something that can be disinfected.

2Typical Commercial Remodeling Costs in Matthews

These are typical market ranges for small commercial spaces in the Matthews and south Charlotte area, for planning and lease talks. They are not quotes. The building, the landlord requirements and the finish level set the final number.

A store in Matthews cannot close for a month, and it should not have to. We plan the floor in sections, work after closing, and the owner opens every morning with the aisles clear. It takes more planning. It is the only way that works for a small business.

3What Retail, Office and Clinic Spaces Each Need

Retail

A hard, easy to clean floor that shows off product: commercial LVT or porcelain, with carpet tile only in fitting rooms. Lighting and a durable cash wrap do as much for sales as the floor does.

Offices

Carpet tile for sound in offices and meeting rooms, LVT in break rooms and corridors. Private offices and a conference room are the most common layout change we build.

Clinics and therapy practices

Heat-welded sheet vinyl in exam and treatment rooms, handwashing sinks, sound insulation between rooms and accessible doors and restrooms.

Salons, studios and gyms

Specialty surfaces: chemical resistant floors for salons, rubber for weight areas, and the plumbing or ventilation each one needs.

4How the Work Gets Scheduled Around Your Business

1

Walkthrough and scope

We see the space, test the slab, review your lease and landlord rules, and write a scope that separates what you pay for from what the landlord owns.

2

Permits

Walls, electrical, plumbing and restroom changes need a commercial permit through Mecklenburg County. Flooring and paint usually do not. We handle the filing and inspections.

3

Phased plan

The space is split into zones. We work after hours or on closed days, zone by zone, so you keep selling or seeing patients.

4

Punch list and handover

Final inspection where required, a walkthrough with you and a written punch list closed before we leave.

5Choosing a Commercial Contractor in Matthews

Ask for commercial liability coverage at the level your landlord requires, references from occupied spaces, and a schedule that shows exactly which nights or days the crew will be there. Ask how the slab will be prepared, because most early flooring failures in strip centers come from skipped prep. We explain why in subfloor preparation mistakes. For walls damaged by old fixtures and shelving, repair vs full drywall replacement covers when a patch is enough.

6FAQ

Do I need a permit to remodel a store in Matthews?

For new walls, electrical, plumbing or restroom changes, yes, through Mecklenburg County. Flooring and paint alone usually do not. Exterior changes downtown can also need town review.

Can you remodel my shop without closing it?

In most cases, yes. We work after hours and in zones, so the store stays open. Larger layout changes may need a short closure, and we plan it around your slowest days.

What flooring holds up best in a retail store?

Glue-down commercial LVT with a thick wear layer, or porcelain tile. Both handle carts, foot traffic and daily cleaning. Floating floors are not a good fit for commercial traffic.

How long does a clinic build-out take in Matthews?

Most small medical or therapy suites take two to four months from design to opening. Permit review, plumbing and specialty equipment set the timeline more than the finishes do.

What happens to the old flooring?

We remove it and haul it away as part of the job, then prepare the slab. In older downtown buildings we check what is under the current floor before anything is disturbed, and removing old tile and adhesive is the only demolition most of these jobs need.
