Kitchen Remodeling in Kannapolis NC: Updating Mill-Era and Newer Homes
From small kitchens in the old mill neighborhoods to builder-grade kitchens in newer subdivisions, here is what a remodel usually costs in Kannapolis, what older houses hide, and how long it takes.
Kannapolis has two kinds of kitchens. The small ones in houses built when Cannon Mills ran the town, and the builder-grade ones in the subdivisions that went up once the town started growing again. Both are worth remodeling. They just need different plans.
A mill-era kitchen is usually a narrow room with a single window, one wall of cabinets and an electrical panel that was never meant for a dishwasher, a microwave and a coffee maker running at once. A 2000s kitchen is bigger and sound, but it has oak or thermofoil cabinets, laminate counters and a layout built around an island that is too small to use.
Here is what we see in both, what each kind of remodel usually costs in Cabarrus County, and how long you should plan to cook on a hot plate.
1Mill-Era Kitchens: Small Rooms, Old Bones
The houses in the older neighborhoods around downtown and the former mill were built simply and built to last, but kitchens were an afterthought. When we open one up, a few things come up often enough that we plan for them from the start.
Floors that are not level
Decades on a crawlspace means dips and humps. New cabinets and stone counters need a flat base, so leveling the subfloor is part of the budget, not an extra.
Wiring that needs a refresh
Modern kitchens need dedicated circuits for the fridge, dishwasher, microwave and counter outlets. Older houses often need a panel upgrade or new circuits run from the crawlspace.
Walls with history
Plaster, beadboard or several layers of paneling are common. Walls that come out of true get furred or skimmed so cabinets hang straight.
Floors worth saving
Under old vinyl and plywood there is sometimes original pine or oak. It is not always salvageable, but it is always worth checking before anything new goes down.
The good news: mill-era kitchens are small, so cabinets and counters cost less than in a big house. Most of the extra money goes to the structure and systems, and once that is done right the room will outlast the new finishes.
2Newer Kannapolis Homes: Good Space, Tired Finishes
The newer neighborhoods along Kannapolis Parkway and toward the Concord line were mostly built from the late 1990s on. These kitchens have the square footage. What they lack is storage that works, lighting beyond a single fixture, and counters that can take real use.
In these houses, the remodel is usually about the layout and the finish level. Taking a peninsula out and putting in a proper island. Running cabinets to the ceiling instead of stopping at a soffit. Swapping a builder light for recessed cans and under-cabinet LEDs. If the structure is sound, and in most of these homes it is, the budget goes into what you see and touch.
3What Kitchen Remodeling Costs in Kannapolis
These are typical market ranges for kitchens in the Kannapolis and Concord area. They are here to help you plan, not to replace an estimate. The final number comes from your layout, your cabinet line and what we find in the walls and floor.
| Scope | What is usually included | Typical range |
|---|---|---|
| Cosmetic refresh | Paint or reface cabinets, new counters, backsplash, sink and faucet, hardware | $12,000 to $25,000 |
| Full remodel, same layout | New cabinets, quartz or granite, backsplash, flooring, lighting, appliances installed | $30,000 to $55,000 |
| Full remodel, new layout | Moved sink or range, new island, electrical and plumbing changes, drywall and paint | $50,000 to $75,000 |
| Mill-era kitchen with system updates | Above, plus subfloor leveling, new circuits or a panel upgrade | Add $5,000 to $15,000 |
Cabinets are the largest single line in almost every kitchen. Semi-custom boxes in a painted finish sit in the middle of the market. If you are on the fence between painting, refacing and replacing, we wrote up how to decide on reface, paint or replace.
In the old mill houses, I tell people the money you do not see is the money that matters. Level floor, new circuits, good plumbing. Put the nice counter on top of that and it lasts. Put it on a floor that sags and it cracks.

4How Long You Will Be Without a Kitchen
Most full kitchens in Kannapolis take four to eight weeks on site, after selections and ordering. The longer end is for layout changes and older homes that need system work. For a closer look at where the weeks go, see our kitchen remodel timeline.
Visit, measure and scope
We check the floor, the panel, the plumbing under the sink and the crawlspace access, so the estimate reflects the house and not a guess.
Selections and ordering
Cabinets, counters, tile, flooring and fixtures. Cabinets usually set the start date, since lead times run from a couple of weeks to a couple of months.
Permits
Building permits for most of Kannapolis go through Cabarrus County. If your address sits in the Rowan County part of town, that office handles it instead. Electrical and plumbing changes both need one.
Rough work and inspection
Old cabinets out, floor and walls fixed, new circuits and plumbing in, inspected before walls close.
Install and finish
Cabinets, templating for stone, counters, backsplash, flooring, trim, paint, appliances. Then a walkthrough with you.
Three choices that keep a Kannapolis kitchen on budget
Keep the sink where it is. In a house on a crawlspace, moving a drain is doable, but it is one of the easiest places to save a few thousand dollars.
Run cabinets to the ceiling. It costs less than an extra base cabinet and adds real storage, which small mill-era kitchens need most.
Pick the floor before the cabinets. Tile or LVP that runs under the cabinets and into the next room avoids awkward transitions and a patch later.
5Choosing a Kitchen Contractor in Kannapolis
Ask every contractor the same questions and compare the answers side by side. Who pulls the permit? Is the price for cabinets installed, or cabinets delivered? What happens if the subfloor needs work? Who is on site every day? A written scope that answers those questions is worth more than a lower number on a one-page quote.

6FAQ
Is it worth remodeling the kitchen in an old mill house?
Usually, yes. The houses are solid, the kitchens are small, and a well-done kitchen is what most buyers and renters look at first. Budget for the floor and electrical work up front and the finished room will hold up.
Do I need a permit to remodel a kitchen in Kannapolis?
If you are changing electrical, plumbing or walls, yes. Swapping counters or painting cabinets usually does not need one. We confirm with the county for your address and handle the filing when it is needed.
Can you keep my original hardwood floors?
Sometimes. If there is original pine or oak under the old vinyl, we check its condition once the old layers are lifted. If it is sound, it can be refinished to run into the new kitchen. If not, we match it as closely as we can with new flooring.
Can I stay in the house during a kitchen remodel?
Most people do. We set up a dust barrier, keep a clear path through the house and help you plan a temporary kitchen with the fridge and a microwave in another room.
How do I get an estimate?
Text or call with a few photos of the kitchen and the approximate size. We schedule a visit, measure, look at the crawlspace and the panel, and give you a written range before any design fee or commitment.
