Fort Mill grew fast, and most of its houses show it. Neighborhoods off Highway 160, Gold Hill Road and the Fort Mill Parkway went up in waves from the early 2000s on, finished with whatever the builder was installing that year. Those houses are now old enough that the kitchens, bathrooms and floors are ready for a second round.

That is most of the remodeling we do in Fort Mill: builder-grade kitchens that need real storage and better counters, primary baths with a garden tub nobody uses, and carpet upstairs that has not aged well. The houses are sound. The finishes are what need work.

Fort Mill is also across the state line, which changes the licensing and permit rules compared to the Charlotte side. Here is what to check, what projects typically cost in York County, and how the process works with us.

1What Fort Mill Homes Usually Need

Kitchens with a builder layout

Stock cabinets that stop short of the ceiling, a small island, one pendant. The fix is usually taller cabinets, a larger island with seating, better lighting and quartz counters, often in the same footprint.

Primary baths built around a tub

The large soaking tub next to a small fiberglass shower is the most common thing we replace. Trading both for a larger tiled walk-in shower is the most requested bath project in town.

Carpet and mixed floors

Carpet upstairs and on the stairs, hardwood or laminate in part of the main level, tile in the baths. Running one continuous floor through the main level makes the house feel bigger.

Hall and kids baths

Builder vanities, cultured marble tops and tub surrounds that are starting to yellow. A refresh with new tile, a vanity and fixtures is a smaller job with a big difference.

One more Fort Mill detail. Plenty of these homes sit on crawlspaces over red clay, and York County summers are humid. Before new hardwood or LVP goes down, we check the crawlspace vapor barrier and take moisture readings on the subfloor. It takes an hour at the estimate, and it is the difference between a floor that stays flat and one that cups by the next August. In bathrooms, we look closely at the subfloor around the toilet and the tub, where slow leaks from original builder fixtures tend to show up once the old flooring comes up.

2Typical Remodeling Costs in Fort Mill

These are typical market ranges for homes in Fort Mill and the rest of York County. They are a planning tool, not a quote. Layout changes, cabinet line and tile choices move the number more than anything else.

ProjectWhat it usually includesTypical range
Kitchen, same layoutNew cabinets, quartz, backsplash, sink, lighting, flooring$35,000 to $60,000
Kitchen, new layoutLarger island, moved sink or range, electrical and plumbing changes$55,000 to $90,000 and up
Tub to walk-in showerRemove garden tub and small shower, tiled walk-in shower with glass$14,000 to $28,000
Full primary bathShower, double vanity, tile floor, lighting, paint$25,000 to $55,000
Hall bath refreshVanity, tile floor, tub surround, fixtures$12,000 to $22,000
Main level flooringHardwood or LVP through the main level, stairs and trim$10,000 to $30,000

If you are remodeling partly for resale, what buyers in this market pay for is updated kitchens, primary baths and consistent flooring. We wrote more on renovation and property value, and if flooring is on the list, LVP vs hardwood is the first decision to make.

3Licensing and Permits on the South Carolina Side

Hiring across the state line is common here, since so many Charlotte area contractors work both sides. It is fine, as long as the contractor is set up to work in South Carolina.

1

Ask for the South Carolina license or registration

Residential builders and specialty contractors in South Carolina are licensed through the Residential Builders Commission under the state LLR. Look up the company name yourself. A North Carolina license does not carry over.

2

Know which office issues your permit

Inside Fort Mill town limits, permits and inspections go through the Town of Fort Mill. Outside the limits, York County handles them. Neighborhoods close to the line can go either way, so the address decides.

3

Check your HOA rules

Most Fort Mill subdivisions have an HOA. Interior work rarely needs approval, but dumpsters, work hours and exterior changes usually do.

4

Get insurance in writing

Liability and workers compensation certificates sent from the agent, with the dates current for the length of your job.

People in Fort Mill ask if we really come down from Indian Trail. We do, and we pull the permits on the South Carolina side like any local company. The rules are a little different across the line, so we check the address before we quote, not after.

4How a Remodel with Bella Works in Fort Mill

We start with a visit to see the rooms, measure and talk through what you want changed. You get a written estimate with the scope and a range, then a fixed contract once the selections are made. From there we order materials, pull the permit with the town or the county, and schedule the start once everything is on hand, so the job does not stop halfway for a missing vanity.

On site, a tub to shower conversion is usually two to three weeks. A full kitchen runs four to eight. We protect the floors and set up dust barriers, keep one point of contact for the whole job, and finish with a walkthrough and a written punch list.

5FAQ

Do I need a licensed contractor to remodel in Fort Mill SC?

For most kitchen and bath remodels, yes. South Carolina licenses residential builders and registers specialty contractors through the Residential Builders Commission. Ask for the South Carolina number and look it up before you sign.

Who issues building permits in Fort Mill?

The Town of Fort Mill for addresses inside town limits, and York County for addresses outside them. Tega Cay and Rock Hill have their own offices. We confirm which one applies to your address at the estimate.

Is it worth replacing a garden tub with a walk-in shower?

In most Fort Mill primary baths, yes. The tub takes up space nobody uses, and a larger tiled shower is what most buyers expect now. If you want to keep a tub, a freestanding one in a smaller footprint is a common compromise.

Can you match my existing hardwood floors?

Often, if we know the species and width. If an exact match is not possible, running a new floor through the whole main level usually looks better than a patch.

How far ahead should I call for a Fort Mill remodel?

Two to six weeks before you want work to start, for most kitchens and baths. Cabinet lead times and permits set the pace, so earlier calls get earlier start dates.
